Fees Go Up and Down

Recently the DOB changed some of its application fees for residential buildings. Some fees went up, some went down. The news fees were originally laid out by LL56 of 2016, but only implemented into DOB systems on March 5, 2018. For the new fees, the DOB created of new classification and pricing tier for buildings above and below 7 stories and 100,000 square feet.

New Building Fee Increases

The minimum fee goes up from $100 to $280 for new buildings that are 7 stories or less and 100,000 square feet or less that are not 1,2 or 3 family dwellings. New buildings that are 7 stories or more or over 100,000 square feet, the application fee goes up from $0.26 to $0.45 per square foot, with minimum fees going up from $100 to $290.

Alteration Fee Increases

Residential alteration 1 buildings 7 stories or more and over 100,000 square feet have an increased secondary rate from $10.30 to $17.75 with minimum fees going up to $290. Alteration 2 and 3 application fees remain the same.

New Building Fee Decreases

New residential application fees for 1, 2 and 3 family dwellings decrease from $0.12 to $0.06 per square foot, with minimum fees to $100.

Alteration Fee Decreases

The secondary rate for alteration fees for 1, 2, and 3 family dwellings decreases from $5.15 to $2.60. The secondary rate applies to every $1000 beyond $5000 of construction costs. Residential buildings less than 7 stories and under 100,00 square feet no longer have a secondary rate.

After March 5, amendments and corrections affecting fees require the entire job to be re-calculated under the new fee structure.
